When you begin any search for a new home you will need to find a landlord who have a home available to rent. There are 'dodgy' landlords out there who will let you live in not so great homes that can cause you more harm than good. In this activity you can start practicing the basics of researching your potential landlord, letting agent or home. You will learn important questions to ask when enquiring about a property which will help you avoid harmful rentals and give you a better chance of finding a trusted landlord who can provide you a secure home.

Write down what would make you trust a landlord. What things would a good landlord do? (For example, meeting you before you sign a tenancy agreement).

Go on the internet and search a housing website such as Rightmove or Zoopla. Choose one house or flat rental advert and make notes about the home. These can be things like: Where is it located? Who is advertising it? What type of let is it? Does it have a displayed EPC certificate?

Use the notes you have made to search the internet and see if there are any reviews about the letting agent or landlord advertising the home. Do they have more good ratings then bad? Or is there anything at all?

Make a mind map or list of questions you would ask if you were to apply for this home. Think of things like: Does this landlord have a license (this is check-able through the landlord association online)? Does this home have up to date gas safety documents? Would you have deposit protection?
